Maintenance Rates
General Work Orders
Small Jobs (<10 mins) - No Cost
This includes but not limited to light bulb replacements, smoke detector replacements, battery replacements, electric cover plate replacements, etc
Work Orders (<1.5 hrs) - $50/job
This includes but not limited to unclogging sinks, toilet replacements, light fixture replacements, window glass replacements, heating repairs, drywall patching and repairs, exterior siding repair, gutter repairs, porch repairs, stair/railing repair, etc
Renovations & Rehabs - 1x cost of materials
Flooring installation, full window replacements, hot water tank replacements, heating conversions, interior painting, staircase replacements, etc.
After Hours, Weekend, & Holiday Work Orders
After Hours Work Orders (<1.5hrs) - $100
After hours is defined as anytime outside of 9AM - 4:30 PM EST between Monday - Friday.
Weekend Work Orders (<1.5hrs) - $150
Saturday & Sunday
Holiday Work Orders (<1.5hrs) - $200

Yard Care and Snow Removal
Lawn care is scheduled on a bi weekly basis for all properties, rates will be quoted on a per property basis
Snow removal is performed as needed for common areas, rates will be quoted on a per property basis
Management Rates
<10 units under management
$10/per unit per month + 10% Gross Rent
10-20 units under management
$7.5/per unit per month + 9% Gross Rent
>20 units under management
$5/per unit per month + 8% Gross Rent
No cost for tenant placement or replacement
